Munich's Schickeria Tavern Closes After One Year Amid Rising Rents

In a surprising turn of events, the Schickeria tavern in Obermenzing, a popular gathering spot for the older generation, has announced its closure after just one year of operation. The news comes amidst growing concerns about escalating rents and brewery-driven rental policies in Munich's gastronomy industry.

Thomas Lerchenberger, who took over the Schickeria in summer 2024, extensively renovated and redesigned the tavern, filling it with pictures of King Ludwig II, Sisi, and scenes from the TV series "Kir Royal". He also bought the complete furniture of the former cult locale Waschkuchl for the Schickeria, with the intention of bringing back the Waschkuchl in a side room.

However, Lerchenberger has found the new rent too high to handle, according to his own calculations amounting to around 19,700 euros. He has had difficulties in the last few months, including a loss of turnover, and is now supposed to pay 11,000 euros plus a share of the turnover to the Hofbräu brewery. Lerchenberger invested around 150,000 euros of his own money in the Schickeria, and had paid 6,500 euros in rent so far.

Despite these challenges, Lerchenberger wishes for more support from the brewery. Hofbräu brewery, however, denies any unknown rent increases and reacts surprised to the closure of the Schickeria. All payments were agreed upon in advance, according to the brewery.

The closure of the Schickeria adds to a growing list of well-known venues that have closed or relocated in Munich, threatening the cultural gastronomy landscape. Rising rents, property redevelopment, and competition from large landlords like breweries have placed financial pressure on traditional taverns, bars, and restaurants in the city.
