In the face of challenging circumstances, Leipzig's Housing and Building Society (LWB) remains committed to forging ahead with ambitious investments in new construction and the renovation of its housing stock. Leipzig's Mayor Burkhard Jung (SPD) celebrated this development at the LWB's annual meeting, praising the company's ongoing contributions to the city and its residents.
The LWB, an essential ally to the city in matters of housing policy and a champion for social causes in neighborhoods, is one of the most active players in affordable housing in Eastern Germany. At present, four new construction projects housing a total of 349 apartments are nearing completion, with plans for seven more in the works. Energy-efficient renovations are also on the agenda.
Despite the city's thriving housing market, the number of LWB apartments has grown by almost 1,000 in the past five years, with many financed through housing vouchers. A recent acquisition of a significant inner-city commercial property will be transformed into around 80 to 100 apartments.
In light of these endeavors, CEO Doreen Bockwitz reported a slight increase in average net cold rents by 19 cents to 6.03 euros per square meter last year, keeping the rents largely in line with the city's comparative value. Vacancy rates have dropped to approximately four percent.
Financial figures reveal a decrease in the LWB's net profit, falling from 33.6 million euros in the preceding year to 19.8 million euros in 2024. This decline can be attributed to the absence of special effects compared to the previous year. The balance sheet total has grown to 1.62 billion euros, while construction costs reached 165 million euros.
As of the end of 2024, the LWB oversees 36,782 apartments and employs 569 staff members.
